FREQUENTLY ASKED QUESTIONS

Good questions.

Getting started

When should I contact a real estate lawyer?

As early as possible. If you need advice before signing an agreement, contact us before you commit. If it is already signed, tell us the closing date and any condition deadlines.

Do you work with clients outside Vaughan?

Yes. Our firm is based in Vaughan and assists with Ontario residential real estate transactions. Contact us to confirm whether we can act on your file.

Can I sign virtually?

We offer virtual appointments where appropriate. Identification, lender and document requirements determine the arrangements for your transaction.

Does requesting a quote retain the firm?

No. We must confirm that we can act and establish the retainer. An enquiry or quote request does not create a solicitor and client relationship.

Fees and funds

What are your legal fees?

Our purchase legal fee starts at $1,249.99. Our sale and refinance legal fees start at $1,049.99 each. HST and permitted disbursements are additional. We confirm the work and applicable costs in a written quote before you retain us.

What are disbursements?

Disbursements are expenses paid to other parties in carrying out your transaction. Permitted extras for advertised residential real estate fees include government registration charges, Teranet fees, title insurance and certain other specified items. See the full explanation.

Is the legal fee the total I need to close?

No. Your closing funds may include your remaining down payment, taxes, adjustments, mortgage payouts and other amounts, depending on the transaction. Your closing statement separates the applicable amounts.

Your transaction

I am buying and selling. Should I tell you about both?

Yes. The timing and movement of funds can connect the transactions. Tell us whether you need the sale proceeds to complete your purchase.

My closing date is approaching. Can you help?

Call us with the date and transaction details. We will confirm whether we can accept the file. Do not assume that sending an email or preparing a quote request means the file is underway.

Can you review a condo status certificate?

Contact us with your condition deadline and the available package. We confirm the review scope, fee and timing before proceeding.

Can you act for everyone involved?

Not necessarily. Conflicts, independence requirements and lender instructions may require separate lawyers. We confirm representation before accepting the file.

What should I include in my first message?

The service, property location, expected closing date and contact details are a useful start. Wait for our instructions before sending identification, banking information or confidential documents.

YOUR NEXT STEP

Let’s make your next move clear.

Tell us about your transaction. We will confirm the next steps and provide a written quote.
