THE WORK BEHIND YOUR TRANSACTION

Know what you are buying. Know what comes next.

A signed agreement is the beginning of the legal work. We examine title, review your lender’s instructions and address the requirements for transferring ownership. You get an explanation of the documents and a clear list of what we need from you.

What does a purchase lawyer do in Ontario?

Rindi Law handles the legal work for Ontario residential purchases, including title review, lender instructions, closing documents and registration. Our purchase legal fee starts at $1,249.99 plus HST and permitted disbursements. Virtual appointments are available for Ontario clients where appropriate.

The legal details behind the keys

Your purchase involves several pieces coming together: the agreement, the property’s title, your financing and the closing funds. Our role is to work through those pieces and bring issues to your attention before completion.

  • Review the agreement and amendments for the closing requirements.
  • Search title and address relevant registered interests and title issues.
  • Review mortgage instructions and prepare the required closing documents.
  • Explain your closing statement, signing requirements and required funds.
  • Coordinate with the seller’s lawyer and register the transfer and mortgage, where applicable.

Your closing funds, explained

The amount you bring to closing is more than the balance of your down payment. It can include land transfer tax, adjustments, legal fees, HST and permitted disbursements. We explain your statement of account and closing funds once the information needed to calculate them is available.

Understand fees and closing costs

Buying your first home? Start with the questions.

You do not need to know the process before contacting us. Tell us what you have signed, what your lender has approved and when you expect to close. We will explain what happens next and what still needs to be done.

Buying a condo? Check the documents before the deadline.

The unit is only part of a condo purchase. The status certificate package can disclose financial, legal and use restrictions that matter to your decision. If your agreement has a review condition, tell us the exact deadline when you enquire.

A LITTLE CLARITY

Before you
get started.

When should I contact you?

As early as possible. If you want advice before signing an agreement, contact us before you commit. If your agreement is already signed, tell us the closing date and any condition deadlines.

Does mortgage approval mean my closing is ready?

Not on its own. We also need the lender’s legal instructions, and the applicable conditions must be satisfied. Tell your lender or broker which firm will handle the legal work.

Can we sign virtually?

We offer virtual appointments where appropriate. Our team confirms identification, lender and document signing requirements for your file.

YOUR NEXT STEP
