Before closing day
- Send the signed agreement and all amendments to your lawyer.
- Confirm that requested lender instructions and outstanding documents have been addressed.
- Complete your signing appointment and the identification steps your lawyer requires.
- Confirm the exact funds required, the payment method and the deadline with the firm.
- For a purchase, arrange property insurance to take effect as required for closing.
- Arrange utilities, moving plans and any condominium elevator booking.
If you are signing virtually
Have a device with a working camera and microphone, a reliable connection and a private space for the appointment. Follow the firm’s instructions for identification and signing. Tell the team in advance if a signing party will be travelling or needs help with the technology.
Virtual signing does not remove lender or document requirements. Your team will explain any original paperwork or other arrangements needed for your file.
Before sending money
Verify payment instructions directly using a telephone number you already know belongs to the firm. Do not rely on an unexpected email changing account details. Ask your bank about processing times so funds arrive by the deadline your lawyer gives you.
On the day: stay reachable
Keep your phone available for questions and completion updates. Your legal team coordinates the funds, documents and registration required for your transaction. Signing the paperwork earlier does not mean the purchase has already closed.
Avoid promising movers a precise key collection time unless your team has confirmed it. Ask how you will receive the completion message and how keys or access codes will be released.
Buying and selling on the same day
Tell your lawyer and lender that the transactions are linked. If you need sale proceeds for the purchase, discuss the funding sequence and whether bridge financing is available before closing day. A delay in one transaction can affect the other.
After completion
Follow the confirmed key release arrangements. Keep your closing statement, report and any title insurance policy together. Raise a concern about possession, the property’s condition or an unexpected document promptly with your lawyer.
